This is how it works: From the 1st month
you obtain ownership, you will receive a guaranteed monthly payment (your
rental income). We take care of managing your property: we find and select
tenants, sign tenancy contracts, collect tenants security deposits, supervise
tenants punctual payments, prepare yearly accounts of consumption charges (in
accordance with meter readings for hot water, cold water, heating, etc), ensure
that tenants abide the tenancy contract, pay charges such as community charges
or property tax, represent your interests at the yearly owners meetings,
supervise repairs if necessary and many things more. In other words:
We take care of everything.
Most importantly, you receive a
monthly guaranteed income wired to your bank account. You even get paid
if your apartment is vacant or in the unfortunate event that your tenant has
missed payment of his rent (which happens very rarely due to excellent social
security in Germany).
The Rental Pool Agreement is initially valid for
three years and can be renewed. Of course, you can opt out of the agreement at
any time by giving only 1-month notice. For instance, if you want to sell the
property, or if you want to move in yourself. Simply let us know in writing
with one month´s notice.
The Rental Pool Agreement is
especially appealing for investors who need to know their monthly rental
income:
Normally, there are several adjustments (credits and debits)
to be applied to your rental accoount during the year. For instance, the
yearly consumption invoices are being issued only the following year and you
might have to refund your tenant. Or the rent can be increased (or decreased if
the tenant has a complaint). Prepayment towards consumption charges are also
regularly adjusted and so is the ground tax (which your administrator will add
to the tenants consumption charges, so you do not have to pay that). As a
matter of fact, there are so many factors that predicting your exact
longterm monthly income is nearly impossible. With our Rental Pool
Agreement, you will know exactly what you will receive - each single month.
Of course, if you do not wish to join our Rental Pool, we can still
recommend our excellent property administrator who will be happy to manage your
property for only 17,85 euros per month.

With rising property prices in Berlin (they are so
low, downside risk is very limited), you might find that capital
appreciation is going to be more important than rental income.
Important advice: Always use the base rent (net
rent excluding all charges) as a guideline, never the gross rent. You are not
entitled to the gross rent since it includes the tenant´s share of
community charges - which you have to refund if its estimation is too
high.
