Community Charges = Homeowners Service Fees Tenant
- Owner The managing agent of the community is one of the most reputable
administrators in Berlin. You get the benefit of a well-managed property and a
decent community fund. Here is an approximate breakdown of monthly

Community charges primarily depend on personal consumption of water
& heating. If the flat is vacant or used sporadically for holiday purposes,
you should be getting a large part refunded the following year. Estimates are
based on previous year´s consumption. Yearly meter readings ensure that
each user pays his fair share. The homeowners' fee ( also called "Community
Charges" or in German "Hausgeld" ) is the prorated share of the building's
monthly operating and property management expenses. It usually comprises the
property management fee for the building, operating expenses for common areas
like the elevators (lifts) or central heating, and reserves. The actual
operating expenses can be passed on to the tenant. The property management fees
and reserves are borne by the owner. The tenant's share is approximately 70%,
the owner's share approximately 30% of the community fee. The monthly charge is
estimated in advance based on a business plan approved by the homeowners'
association. The reconciliation is done yearly by the building's property
management. If you find all of this confusing, then don´t worry. Your

Cancel Tenancy Contracts: New
owners can cancel tenancy contracts by giving 3-9 months notice providing the
new owners - or their family - intends to live in the apartment. It can be
difficult to visit tenanted apartments but we have vacant show-flats available
for viewing with are similiar in size and finishings. We always arrange a
inspection visit before exchanging notary contracts.
