Listed Bauhaus Building from 1927, top-floor conversions 1992. ALL
maisonettes are split-level, i.e. have an inside gallery which can be quite
spacious. Located on the 4th floor (top floor). Older buildings in Germany do
not have a lift and it´s perfectly normal to walk up the stairs. The
complex comprises an entire square of 4 streets: Ostender, Lütticher,
Limburger and Amrumer Street. It was privatised in 1999 when the City of Berlin
sold off it´s glamorous real estate holdings. Designed by famous arquitect Bruno
Möhring. |

Community Charges = Home Owners Service Fees Tenant
- Owner The managing agent of the community is one of the most reputable
administrators in Berlin. You get the benefit of a well-managed property and a
decent community fund. Here is an approximate breakdown of the monthly
community charges:
|
2.50 €/m² |
Heating, hot and cold water, sewage water, rubbish collection, insurance,
caretaker, cleaning, electricity, gardening etc --> depends on individual
consumption The actual operating expenses are passed on to the tenant. |
Tenant |
|
0.90 €/m² |
Home Owners Fund (sinking or maintenance fund = the community´s savings
account) and general minor maintenance. |
Owner |

Building Administrator |
Owner |
In general terms, a 50m² apartment has a community charge of
170-200 euros per month, split between 60-70% tenant and 40-30%
owner.
Community charges primarily depend on personal consumption of
water & heating. If the flat is vacant or used sporadically, you should be
getting a part refund the following year. Estimates are based on previous
year´s consumption. Yearly meter readings ensure that each user pays his
fair share.
Cancel Tenancy Contracts: The new owners can
cancel tenancy contracts by giving 3-9 months notice providing you or your
family intend to move in the apartment. It might be difficult to visit tenanted
apartments but we do have show-flats available and we will always arrange
interior visits before exchanging Notary contracts.
All apartments
can be fully managed for you upon request. |
