Old leases: Tenants have renovated the apartment themselves under German law and according to their personal tastes. When they move out, they are of course allowed to leave the apartment in the original condition when they entered.
Yield - Rentabilidad - Rendita - Rentabilité
Please remember that German investors do not buy a property because of the rental yield, but because of protection against inflation and very good potential for capital gains in Berlin (price increases). Kindly read carefully my "question & answers" page.

For VIRCHOW Residential you have the following owners charges:
34 - 37 € per apartment owner-related charges like administration, bank fees, small repairs of the building
45 - 62 € per apartment for maintenance fund, depending on the size (0.60-0.80€/m2 - depends on what is being decided on annual assembly)
Heating, water, insurance, caretaker, rubbish, cable TV etc is attributable to the tenant on a "consumption basis".
The current savings in the maintenance fund are approx. 650 - 850 € per apartment.
Excluding the maintenance fund, all apartments yield between 4.7% and 5.2% which is a very good yield for German investors.
If you consider the contribution towards the community fund as an expenses (which you should not, since the distort the comparison with other properties), then the yield is approx. 4%.

COMMUNITY CHARGES: owner - tenant
The managing agent of the community is one of the largest and most reputable administrators in Berlin. You get the benefit of a well-managed property with no arrears and a large community fund.
Here is an approximate breakdown of community charges:
1.50 - 3.00 €/m² hot and cold water, heating, rubbish collection, insurance, caretaker, cleaning, electricity, gardening etc

As you can see, community charges primarily depend on your personal consumption of water & heating. If the flat is vacant or used only for holiday purposes, you should be getting a large part refunded in the following year. The estimates are based on previous year´s consumption. Yearly meter readings ensure that each user pays his fair share.
Cancel Tenancy Contracts: The new owners can cancel tenancy contracts by giving 3-9 months prenotice providing the new owners - or their family - intends to live in the apartment. It might be difficult to visit tenanted apartments but we do have show-flats available and we will always arrange an interior visit before exchanging Notary contracts.
Full tenancy management is available upon request for just 15€ + vat.
