Explanation of Community Expenses
1m² = 3€ to 4€ (depends on heating/water consumption) per month.
The tenants pays "net base rent" plus "charges" = TOTAL RENT
The owner pays approx. 1.20€ per m² (maintenance fund, admin, minor house repairs)

Example: An apartment of 54m² has 3€/m² community expenses as agreed by the owners reunion (of which you form part and can vote), which gives 54x3= 162€ per month.
Then, as a rule of thumb (exact figures depend on each community), the owner would roughly pay 65€ and the tenant 97€. Owner's part should always include a contribution towards maintenance fund (example 0.60€/m²)
as otherwise you risk being called for additional payment if the community runs out of money.
