Rentabilité Please remember that German investors do not buy a property because of the rental yield, but because of protection against inflation and very good potential for capital gains in Berlin (price increases). For OSTENDER Residential have you the following owners charges: 31 - 35 € per apartment owner-related charges like administration, bank fees, small repairs of the building 24 - 33 € per apartment for maintenance fund, depending on the size of the property (0.50€ per m2 per month). Heating, water, insurance, caretaker, rubbish, cable TV etc is attributable to the tenant on a "consumption basis". The current savings in the maintenance fund are approx. 1.000 - 1.400 € per apartment Excluding the maintenance fund, all apartments yield between 4.4% and 5.5% - depending on the property. |
