Rent Increases:  Rents can be increased according to the "Mietspiegel" (Berlin´s rental guide for existing tenancy contracts) to 6.50€/m² with a maximum of 20% every 3 years. It should be noted that investors purchase properties not with view to rental gains but capital appreciation. According to Berliner Newspaper Articles (March 2009) rents rose 6 % during the last 12 to 18 months. Visiting tenanted properties:  Rental laws oblige tenants to decorate their apartment at their own expense every 3, 5 o 7 years. Tenants also have to pay a 3-month deposit and are obliged to carry the cost of minor repairs as specified in their individual tenancy contracts. Normally, properties are rented without fitted kitchen (tenants install their own kitchen fixures).
