Rent Increases: Rents can be increased according to the "Mietspiegel" (Berlin´s rental guide for
existing tenancy contracts) to 6.50€/m² with a maximum of 20%
every 3 years. It should be noted that investors purchase properties not
with view to rental gains but capital appreciation. According to Berliner
Newspaper Articles (March 2009) rents rose 6 % during the last 12 to 18
months.
Visiting tenanted properties: Rental laws
oblige tenants to decorate their apartment at their own expense every 3, 5 o 7
years. Tenants also have to pay a 3-month deposit and are obliged to carry the
cost of minor repairs as specified in their individual tenancy contracts.
