With Show Fee: If you agree to a show fee of 80€ you get reduced agency fees. You can visit up to 3 apartments in the same area with our local agent and the fee needs to be paid directly to the agent who shows you the apartment and then deducted from the agents comission if you purchase a property.
1st property 2.500€ incl. TAX/VAT
2nd property and more 2.000€ incl. TAX/VAT
Example: You want to buy 3 apartments in one sales contract. Then our commission is 2.500€ + 2.000€ + 2.000€ minus show free already paid to local agent.
Please note that the apartments are tenanted and can only be shown inside the day before signing the notary contract (providing tenant is available to show his apartment). Of course you can retract if the apartment does not fullfill your expectations.
We are happy to give you complete address and instructions how to visit the properties on your own behalf.


NO Show Fee: You can also purchase without show fee, but then the agency fee is 6% plus VAT (which is the standard German agency fee that all buyers normally pay).
You will be given the choice before we arrange a visit. Visit are arranged very quickly by email within 24 hours.
With this option, the agency fee for a 60.000€ property would be 6% plus TVA (i.e. 4.284€).

NO AGENCY FEE - Visit on your own: We always recommend that you visit the area on your own - without stress, without pressure - and most importantly please go there using public transport (Unterground/S-Bahn/Tram) so that you get a real feel of the district.
Please ask for the street address - and we give it to you. This gives you an opportunity to visit the property from outside without agent fees and - at your own leisure and without the need for an appointment.


Explanation of Community Expenses & Community Charges

Average community cost per m² is 3€ to 4€ per month. It includes everything from house insurance to rubbish collection, hot & cold water, heating, cleaning & lightning, building repairs, administration fee and, most importantly, the community's "maintenance fund".
The tenants pays (net) "Base Rent" plus "Charges" = Total Rent.
Out of your total community cost, the tenant will be liable for approx. 60-70% and the owner approx. 30-40% (which includes repairs, administration and community fund). Exact figures depend on each property and on the individual consumption of the tenant's water & heating. Electricity is always paid directly by the tenant.

Example: An apartment of 54m² has 3€/m² community expenses as agreed by the owners reunion (of which you form part and can vote), which gives 54x3= 162€ per month.
The owner would then roughly pay 58€ and the tenant 104€. The following year, the charges are adjusted in accordance with the actual heating/water consumption (meters for water and heating are installed and consumption is read yearly by an independent meter-reading company).

Owner's part should always include a contribution towards maintenance fund (example 0.60€/m²).
When you buy a property, the saved share of the community fund is being passed on to you.
Buildings with no community fund risk being called for additional payment if the community runs out of money.
All my properties include a good community fund, some in excess of 200.000€ saved.
