Central Wedding: The location is very propular due to its proximity to City
Centers East and West. Antonstrasse is a quiet side street off Schulstrasse
and is located right in between Leopoldplatz and Nauener Platz. Public
transport is excellent: Underground U9 and U6 at Leopoldplatz and U6 at Nauener
Platz, buses 247 and 327 and S-Bahn S41, S42. Great shopping facilities
in Müllerstrasse. Very close to popular Leopoldplatz. The City of
Berlin has major refurbishment plans for Müllerstrasse and Leopoldplatz
and works are planned to start in 2009 which should enhance and upgrade the
location. View press link on Berlin´s Television station RBBonline. |

Tenancy: |
We have been informed that the property might be tenanted, but base rent per
month in unknown. According to the Berliner Mietspiegel (rental guide)
you can charge aproximately 4.80 euros/m² (4.80 x 55 m² x 12 months =
3168 euros base rent per year). Due to it´s sought-after
location, the is not a single property vacant in this building. |
|
Monthly charges: |
Monthly charges are €286 - which is above average - which includes
149€ tenant´s prepayment towards heating and hot/cold water. The
tenant´s share of the monthly charges is 211€, the owner´s
share is only €75. Any overpaid surplus will be refunded on a yearly
basis. Last year, all apartment owners paid the same for heating and water
because there were not meters installed. The condominium administrator is about
to install individual meters for hot and cold water and heating which should
reduce the condominium charge. You could also try to opt out of the central
heating which is the largest position in the condominium charge. Please request a full breakdown of the 2006/2007 provision for
expenses.

|
The property might be vacant or tenanted - no details are
known since noone has the keys. Name is on doorbell, but noone ever answered.
It might be that the tenant has left the property. The property is offered "as
is" without any concessions which is why the price is so low. Once you are the
owner you will have to right to access the property. |
